Key Takeaways

  • The Waterfront Manila relaunch will happen in three phases
  • The process is scheduled to start in Q1 2026 and end in Q1 2027
  • The delay is due to construction challenges caused by retaining the establishment’s original structure

Gatchalian-led Acesite (Philippines) Hotel Corporation has announced the delay of the partial reopening of the Waterfront Manila Hotel and Casino in Ermita. The operator, in which Waterfront Philippines Inc. owns a 55.49% controlling stake, cited unforeseen challenges in completing Phase 1 of reconstruction in time for its initially planned Q1 2025 launch.

Waterfront Manila, formerly the Manila Pavilion Hotel, will reopen in three phases to ensure a smooth and safe reopening process. Speaking at a Philippine Stock Exchange disclosure, a company representative stated, “The reopening of the hotel will be executed in three carefully planned phases to ensure a seamless transition and deliver an exceptional guest experience.”

A Three-Phase Process

Acesite confirms that Phase 1 of Waterfront Manila’s reopening is slated for the first quarter of 2026. This phase will include the casino hotel’s soft launch, focusing on the podium’s completion, including the hotel lobby, a handful of dining options, and the casino floor. The launch is meant to introduce guests to the refurbished facilities.

The second phase is scheduled for late Q3 2026 and will enhance the guest experience with new amenities and services to be introduced. Phase 3, the final one, is targeted for Q1 2027 and will complete the project as the remaining hotel rooms and areas are unveiled.

Unexpected Construction Hurdles

Acesite disclosed that construction delays resulted from the decision to retain the casino’s original 50-year-old structure and shell of the establishment. While it was meant to be a cost-effective measure, it introduced unforeseen technical challenges.

The archaic hotel structure required additional reinforcement to combat slab vibrations, replacement of damaged tendons, and additional framing for duct penetrations. The new design also needed alterations to match the building’s existing foundation while meeting modern safety standards.

A Storied History

Once a prominent player in the Philippines hospitality industry, Waterfront Manila Hotel & Casino was devasted by a fire in 2018, causing the death of six people and significantly damaging the property. It closed the same year to undergo extensive renovations.

Despite the setback, Acesite emphasized its commitment to delivering top-tier hospitality and gambling services while upholding high safety and operational standards. The company stated, “These measures reaffirm the project’s commitment to delivering a safe, structurally sound, and high quality building, ensuring sustainable options.”
